Just like a car needs a tune-up every now and then, so does a garage door. A garage door is a very complex mechanical system that does require routine maintenance in order to prolong its lifespan.
Garage doors can have a DYI tune-up that is very easy to perform. At least once a month, you should visually inspect the garage door springs, rollers, cables, and hinges for signs of rust, fraying, and excessive wear and damage. Frayed or broken cables suggest you need major repairs.
Putting a small amount of spray lubricant like WD-40 to the door hinges, rollers and tracks will keep your door rolling along smoothly and trouble free. Often the garage door opener needs some TLC, too. If you have a chain-drive opener you can apply some lubricant to the full length of the chain as well.
Also, if you have a wooden door make sure it’s painted both on the inside and outside. This will help protect the wood from sun damage. If there are any cracks or gaps in the door, seal them with some caulk. Don’t forget to check weather-stripping sealant at the bottom of the door. If it appears to be cracked, it needs to be replaced to keep the cold weather from seeping in.
Annual maintenance performed on a garage door can help prevent more expensive problems from happening later on.
